  • The SOM-designed proposal calls for a 20-story data center tower in downtown Kansas City on an approximately 0.23-acre site.
  • Revitalization Unlimited estimates total project development cost at $183 million, or roughly $1,300 per square foot.
  • The planned carrier-neutral design and diverse fiber entrances target connectivity- and latency-sensitive workloads.

Revitalization Unlimited is seeking approval for a 20-story data center tower in downtown Kansas City, Missouri, designed by Skidmore, Owings & Merrill (SOM). The proposed facility would occupy approximately 0.23 acres, underscoring the project’s vertical approach to deploying compute, power and cooling infrastructure on a constrained urban parcel.

Founder and CEO Steve Austin estimated total development cost at $183 million, or roughly $1,300 per square foot. The estimate reflects the higher cost profile of building vertically in a central business district, a trade-off the developer is making in pursuit of proximity to end users and established carrier infrastructure.

The proposed design includes planned diverse fiber entrances and a carrier-neutral model. Those features, together with nearby operator infrastructure, are positioned as potential advantages for workloads where network density and latency matter, including inference, financial-services, telecommunications and content-delivery applications.

The project remains proposed rather than under construction or operational. Its associated city development-plan ordinance is paused until October 13. No IT load, utility or grid capacity, construction-start date, commissioning date, or customer commitments were disclosed in the available material.

For the wider market, the proposal highlights a possible urban alternative to suburban data-center campuses. If approved and realized, the model could be relevant where the value of low latency and interconnection density can support higher capital intensity. It does not, however, establish that a vertical downtown facility is competitive for large AI training clusters, which generally require substantially more land and power.

Почему это важно

The proposal tests a vertical urban data-center model in which higher construction cost and engineering complexity are weighed against proximity to users and dense network infrastructure. If approved and delivered, it could illustrate a niche option for latency- and connectivity-sensitive workloads, rather than a substitute for land- and power-intensive AI training campuses.
