Querétaro is consolidating its position in Mexico’s hyperscale and AI infrastructure market, with AWS and Microsoft commitments alongside CloudHQ’s disclosed plan for a six-facility campus. CloudHQ’s proposed project carries US$4.8 billion of planned investment and is designed for up to 900 MW of critical computing load; it is not operational capacity.

Главное
  • Querétaro’s cited data-center inventory is 298.2 MW, following reported year-on-year growth of 450.2%.
  • AWS launched a three-availability-zone Querétaro region in January 2025 and has committed US$5 billion to cloud infrastructure in the state over 15 years.
  • Microsoft’s first Mexican Azure cloud region opened in Querétaro in May 2024; its US$1.3 billion AI and cloud pledge applies across Mexico.
  • CloudHQ has disclosed, rather than delivered, a US$4.8 billion six-facility campus designed for up to 900 MW of critical computing load.
  • Execution of the announced projects could intensify competition for power, interconnection capacity, land and supply-chain resources.

Querétaro is attracting an increasingly concentrated share of Mexico’s hyperscale and AI-oriented data-center investment, combining operating cloud regions with substantial future capital commitments.

According to the cited CBRE Global Data Center Trends 2026 data, the state’s data-center inventory reached 298.2 MW following 450.2% year-on-year growth. The source also states that close to 80% of Mexico’s total data-center capacity is concentrated in Querétaro, although it does not specify the methodology, capacity definition or reference date behind that estimate.

AWS has committed US$5 billion to a cloud infrastructure cluster in Querétaro under a 15-year capital commitment. Its Querétaro cloud region, comprising three availability zones, launched in January 2025. Microsoft opened Mexico’s first Azure cloud region in Querétaro in May 2024 and has separately announced a US$1.3 billion pledge for AI and cloud infrastructure expansion across Mexico.

The largest disclosed forward-looking development is CloudHQ’s planned six-facility hyperscale campus in Querétaro. The project represents US$4.8 billion of proposed investment and is sized for up to 900 MW of critical computing load. This figure is a target IT-load parameter for the disclosed project, rather than built or commissioned capacity.

The combination of live hyperscale regions and proposed campus-scale capacity points to tightening competition for power supply, grid interconnection, suitable sites and supporting infrastructure. Should the announced commitments and CloudHQ project be executed, Querétaro could become one of Latin America’s principal locations for AI infrastructure. However, the major investment figures and CloudHQ capacity remain commitments or project plans, not confirmed deployed infrastructure.

Почему это важно

The concentration of hyperscale deployments and proposed capacity could strengthen Querétaro’s role as a Latin American AI infrastructure hub. If the disclosed plans proceed, demand for power, grid interconnection, land and data-center supply-chain capacity in the state could rise materially.
