  • Construction has started on the 64MW Mumbai 3 AI-ready data-centre phase at Navi Mumbai.
  • The entire phase has been pre-let, but the hyperscale customer has not been disclosed.
  • Mumbai 3 is part of a JV plan to invest US$1.7 billion and develop 250MW across Mumbai and Chennai.
  • Campus operational capacity is expected to reach 86MW after completion, versus 22MW currently.
  • The campus has a stated 148MW full-development potential, distinct from operational capacity.
  • The design includes air and direct-liquid-to-chip cooling and a 220kV on-campus GIS substation.

Colt Data Centre Services (Colt DCS) and RMZ have begun building Mumbai 3, a 64MW AI-ready data centre at the Navi Mumbai campus. The phase is fully pre-let after the partners signed their first hyperscale customer, although the customer has not been identified.

Mumbai 3 forms part of the Colt DCS-RMZ joint venture announced in November 2024. The JV plans to invest US$1.7 billion in India’s data-centre market and develop 250MW of capacity across Mumbai and Chennai. That investment figure applies to the JV’s broader Indian plan, rather than being disclosed CAPEX for Mumbai 3.

Once Mumbai 3 is complete, operational capacity at the Navi Mumbai campus is expected to rise from 22MW to 86MW. The site has a stated potential capacity of 148MW at full development; this is not current operational capacity or a confirmed commissioning outcome.

The facility is designed for AI and high-density workloads, with hybrid cooling combining air cooling and direct liquid-to-chip cooling. Power is planned to be delivered through a 220kV gas-insulated substation on the campus.

The start of construction on a pre-let 64MW phase could indicate that large-customer demand is supporting further expansion of Indian data-centre campuses. It also suggests that AI-ready capacity is becoming a distinct infrastructure requirement, with more complex cooling and high-voltage power architecture than conventional enterprise workloads.

Почему это важно

The project points to continued hyperscaler and AI/HPC demand for large, contracted capacity in India. Its hybrid air and direct-liquid-to-chip cooling design, alongside a 220kV on-campus gas-insulated substation, illustrates the more demanding cooling and power infrastructure required for high-density deployments.
