Bernstein Research estimates that only about 35% of nearly 500 GW of announced data center capacity assessed will ultimately be built, equivalent to roughly 170 GW. The assessment highlights a substantial gap between public pipeline announcements and projects with a credible path to delivery.

Главное
  • Bernstein estimates that roughly 170 GW of nearly 500 GW of announced data center capacity is likely to be built.
  • The estimate equates to about 35% of announced capacity, not capacity already delivered.
  • Construction status, power availability, and developer experience were central to Bernstein’s project assessment.
  • Amazon, Google, Microsoft, and Meta received Bernstein’s highest development-credential score.
  • Early-stage announcements from less experienced developers may represent a materially higher-risk share of the pipeline.

Bernstein Research estimates that roughly 170 GW—about 35%—of nearly 500 GW of announced data center capacity is likely to be built.

The firm’s assessment, reported by Business Insider, covered a North American project universe that initially comprised more than 7,000 data center projects and was narrowed to more than 5,000, including through the removal of cancelled projects. Bernstein evaluated the likelihood of completion using indicators including whether construction had begun, power availability, and developers’ data center construction experience.

The analysis draws a distinction between announced capacity and deliverable capacity. Bernstein characterizes part of the less credible announced pipeline as “bragawatts”: heavily promoted projects, often associated with participants that have limited data center development experience. Such projects represent a higher-risk portion of the announced pipeline than developments backed by execution history, construction activity, and power access.

Bernstein awarded Amazon, Google, Microsoft, and Meta its highest development-credential score of 5 out of 5. This suggests that developer capability is a material differentiator in assessing whether announced capacity can progress to construction and completion.

For power providers, equipment vendors, contractors, landowners, and infrastructure investors, the estimate could warrant a more selective view of announced data center demand. If Bernstein’s assessment proves directionally correct, capital and market expectations may shift toward projects with demonstrable grid access, active construction, and established delivery capability rather than early-stage capacity announcements.

Почему это важно

Capacity announcements alone may be a weak indicator of future demand for power, sites, construction services, and IT infrastructure. If Bernstein’s estimate is broadly accurate, market participants may need to discount a significant share of early-stage pipeline when forecasting demand and allocating capital.
